Handover Booklet
'A Guide to Maintaining Your New Home’
A hard copy of this guide was provided to you in your handover pack. It is the best place for information on how to maintain and care for your home. If you require a copy of this book, please complete the Request a Document Form.
Service & DLP
Your DLP (Defect Liability Period) commences from the day of settlement and your timeframe will be specified in your Master Builders Contract.
We recommend that you start making a list of concerns to ensure your DLP inspection is comprehensive. Please refer to your handover folder for what is covered.
To make the process as smooth as possible, please follow this guide to ensure we have accurate and clear information so we can address your claims as quickly as possible. When your DLP is due please submit your items via the New Claim Form.

Warranty
Some items and appliances in your new home have their own warranties and service requirements and the fastest way to resolve any issues you have with these items is to contact the suppliers directly.
Please refer to your handover folder and your compliance certificates for detailed instructions and warranty information. These items include:

What is Service & Warranty?
Our Service & Warranty Program gives homeowners the necessary information and tools to maintain products with specific warranty guidelines.
When does my Service period (DLP) start?
Your Defect Liability Period (DLP) will be outlined in your Building Contract.
What does my Service inspection look like?
Please complete the Service & Warranty Pre-Visit Checklist prior to your inspection. Once this has been completed & received your appointment date and time will be confirmed with our team.
Once your appointment has been confirmed our supervisor will attend your home to complete the inspection and any necessary works.
How do I maintain my home after handover?
In your handover pack you would have received a copy of 'A Guide to Maintaining Your New Home’. It is the best place for information on how to maintain and care for your home and it also has a complete list of suppliers and their contact details in the back of the book.

What is the warranty period for all my fixtures and fittings?
All Fixtures and Fittings at your property are covered by the manufacturer’s warranties. These are all provided by the individual manufacturers of the product. If you have any issues with any fixtures and fittings at your property, please refer to the list of suppliers in your handover pack for their contact details.
How long is my warranty valid for?
10 years Structural Warranty and 25 years Structural Guarantee
How long will it take for your to respond to my claim?
Once you’ve submitted the New Claim form, we will review your request and provide an update to you within 7 working days.
I’ve already submitted a claim, how can I get an update?
You may follow up an existing claim using the Existing Claim Form.
What if I did not get a handover pack or compliance certificate.
Please complete the Document Request Form.
I need to cancel or reschedule an appointment, who can I contact?
Please call Eight Homes head office on 03 8398 1000 and follow the prompts to leave a message with our Service Team.
All appointments cancelled with less than 24hrs notice will incur a fee of $150.00.
When do I contact my home insurance?
In the event of a storm, fire, or natural disaster.
What if my item is not listed on my PCI?
Unfortunately, if this was not listed at handover and does not fall within the Service and Warranty guidelines this will not be actioned.
My tap is leaking and the house is flooding, what do I do?
If your tap is leaking and your house is flooding, follow these steps immediately:
- Turn Off the Water Supply: Locate the water meter, usually found at the front of the house near the driveway. Turn it off to stop the flow of water.
- Turn Off Electricity (If Necessary): If the water is near any electrical outlets, appliances, or fixtures, turn off the electricity in the affected areas to prevent any risk of electric shock.
- Contain the Water: Use towels, buckets, or any available items to contain the water and prevent further spreading. If possible, direct the water into drains.
- Call a Plumber: Contact the professional plumber that completed the plumbing works at your property immediately to fix the leaking tap, their contact can be found in your handover pack.
- Remove Water: Start removing the water using mops, buckets, or a wet/dry vacuum. Open windows and use fans to help dry the area.
Time is critical in this situation, so act quickly to minimise damage.
I have water coming through my house from the roof, what do I do?
If water is coming through your roof, follow these steps to minimize damage:
- Contain the Water: Place buckets, pots, or any large containers under the leaks to catch the water. Lay down towels or plastic sheets to protect your floors.
- Protect Your Belongings: Move furniture, electronics, and other valuables away from the leaking area. If items are too heavy to move, cover them with plastic sheeting or tarps to prevent water damage.
- Minimize the Leak: If you can safely reach the attic, find the source of the leak and place a temporary barrier like a tarp or plastic sheeting to reduce the flow of water or call the SES or emergency services for assistance.
- Turn Off Electricity: If water is near any electrical outlets, appliances, or fixtures, turn off the electricity to that area of the house to prevent electric shock.
- Call a Professional: Contact the roofer of your property immediately for further advice. Their contact can be found in your handover pack.
- Dry the Area: Once the immediate threat is contained, start drying the affected areas. Use fans, dehumidifiers, and open windows to help with the drying process.
Addressing roof leaks quickly can help prevent significant damage to your home.
My toilet is blocked and flooding who do I call?
Your plumbing is checked before handover to ensure that all pipes are clear and there are no breaks. If your plumbing blocks you will need to contact your local plumber to investigate the cause of the blockage.
My shower is not draining who do I call?
Your plumbing is checked before handover to ensure that all pipes are clear and there are no breaks. If your plumbing blocks you will need to contact your local plumber to investigate the cause of the blockage.
My appliance is not working, and it is less than 12 months old?
The appliances that are installed in your property are covered by a manufacturer’s warranty. In your handover pack we have included a list of suppliers and one of these is the manufacturer of your appliances. If your appliance is not working, please call the manufacturer for assistance.
My garage door is not opening and closing properly who do I call?
The Garage door that is installed at your property is covered by a manufacturer’s warranty. In your handover pack we have included a list of suppliers and one of these is the manufacturer of your Garage door manufacturer. If your Garage door is not working, please call the manufacturer for assistance.
What if my trade refuses to return to complete/repair works?
Please contact the VBA, call 1300 815 127 or submit an online enquiry. https://www.vba.vic.gov.au/
